At Five Aces Construction, we believe in quality construction built for now & the future. Our standard home specifications are focused on building homes that last. The standard specifications are the minimal quality we provide, clients are welcome to customize the home of their dreams! We have also incorporated common sense building practices with the future in mind, such as including many NYS Stretch Energy Code guidelines (solar ready roof trusses, 220V outlet in the garage for electric car charger, etc). While not required by code, sustainable construction can be cost effective if considered during the design phase.

Process: we begin by reviewing our client’s budget for their project. If financing is required, we can provide recommendations for construction lenders. For new build homes, we can start with a conventional pre-approval but clients will need to switch to a construction loan program. If the client does not have a pre-approval, we recommend getting an initial pre-approval to understand your budget in advance. We will not do initial schematic design for new build homes if the client is not pre-approved.

The next step is we request clients to send us their inspiration plans & photos with feedback on your likes/dislikes. We will begin to develop schematic plans based on feedback from the client. We will then develop budget pricing based on the plans & wishlist. This should result in a better understanding of the budget and design direction to adjust if required. Then the client will engage our architect to develop the plans more thoroughly. Once we have reached an agreed upon budget & design, we will enter a contract with deposit and progress towards closing on the construction loan.

Note: we do try to minimize change orders as much as possible within the initial contract pricing, however there will be budget allowances & placeholders for the client to select later in the construction process. We utilize a “flex system” during construction where if the client comes in under their allowance for a selection it can be rolled to future allowances or extras. Once we provide a construction budget, we will only hold the pricing for 30 days prior to entering a contract.
